Site & Feasibility Analysis – The feasibility analysis is designed to determine the probability of a projects success. The forecast of a projects development is achieved through the collaboration of research, discussion and the assessment of the project components.  This analysis is essential to determine the viability and direction of the project.

Conceptual Design – CloverLeaf has the ability to place preliminary design concepts after review and evaluation of a client’s needs.  These include scalable drawings that define the basic parameters of a project.  Our capability to produce two and three dimensional floor plan elevations aide in a client’s visualization of a project and can help determine the feasibility analysis and direction for the project.

Budget Development – Budget development is a multi-level process at CloverLeaf and serves as a critical guide to understanding a projects overall costs at each level of the design phase.  Starting with a conceptual estimate that evolves from early stage designs and continues through mid & final representations to allow a viable assessment of end costs.  Final budgets are used as a strict guideline to deliver results and achieve the projects overall financial goals.

Bid & Scope Management – Quality bid management is our process for prequalifying sub-trades and defining their scope packages.  Insufficient subcontractors and unclear scopes can create a larger probability for various deficiencies.  We obtain multiple bids for all line items and then evaluate them for completeness to prevent any gaps or overlapping scopes of work.

Constructability Reviews – We review the construction process from start to finish during pre-construction playing a key role in identifying obstacles to a project before it is built. Review and clarification of design documents can limit inflated trade contingencies and target areas of concern. Integration of construction knowledge during this phase can effectively balance project constraints to achieve the projects optimal level of performance

Value Engineering – This is a method of review to improve value by increasing function or reducing cost, therefore the need to optimize all means and methods is necessary to provide cost efficiency.  We review alternatives in materials, equipment, systems and processes with consideration to cost reduction, value added, life cycle and maintainability. Then, we weigh each against a projects goals to maintain the greatest relative efficiency. 

Project SchedulingScheduling is one of the most important components aiding in the success of a project’s overall goal. The help of a computer scheduling model allows us to display the defined path for a project’s final completion.  Phasing components and milestone dates are illustrated and potential scheduling flaws as well as opportunities for acceleration are detailed.  Coordination between vendors, subcontractors, government officials and all significant parties is utilized to define this critical timeline.
